Seapoint Properties, Inc. has provided property management services in San Diego County since 1976.  We currently manage 27 market rate multi-family locations totaling over 600 units.  In the past, Seapoint Properties also managed locations in Arizona and Texas with a portfolio as high as 1800 units in the 1990’s.  We are uniquely qualified in dealing with a variety of multi-family rental properties and the people who live in them.  We are able to create an improved environment and quality of life for the buildings we manage and the people themselves, even under the most difficult of circumstances, where there is little to work with.

Seapoint Properties, Inc. is owned and operated by Robert and Susan Bowden.  Robert is a licensed California Real Estate Broker and does the property management.  Susan provides administrative duties, bookeeping and office support.  We maintain contacts with the best people in all trades to maintain and repair their properties.

Our on-site management is very strong, with resident managers who have been with the company for ten years or more.  Strong personnel on the management end is critical in ensuring high occupancy rates with good renters that will make good residents and good neighbors for the majority of our residents that call these apartments home on a more permanent basis.  Our personnel, both corporate and on-site, have the experience and the constant diligence to keep these properties running well at all times over the long haul.


The Royal Apartments

Seapoint Properties, Inc. manages apartment homes throughout San Diego County.  These are unique, smaller, efficiency apartments that are easy to rent.  We have studios, studio alcoves, and l/bedrooms that currently range from $990.00-$1,150.00/month in three convenient locations. These locations feature low security deposits and no SDG&E hook-up fees as we own our own meters. All locations feature a swimming pool, laundry facilities and off-street parking.  Whether you are new to San Diego or a long time resident looking to simplify your lifestyle, we may have just what you are looking for in these easy to rent, move in ready homes with excellent on-site management at convenient locations throughout San Diego and the South Bay area.  Offices are open daily.




Rental Application

Rental Applications are available from on-site Managers at each location. Thank you for your interest in renting a property managed by Seapoint Properties, Inc.  The following information outlines our basic rental practices and will assist in processing your application in the most timely and efficient manner possible.

  1. The Rental Application must be filled out completelyBlank spaces will stop the processing of your Application.  If an item on the form is not applicable, simply enter N/A (not applicable).
  2. Every adult person must complete a separate Application.  Co-signers must complete a separate Application as well.
  3. A valid driver’s license, state ID or passport is required, along with a verifiable social security number.
  4. Page 2 of the Application requires a date, signature and address of the property for which you are applying.  We cannot process your Application without these three items.
  5. We must be able to verify your employment, income and previous rental history.  Make sure the telephone numbers you provide are accurate and include area codes.  A current pay stub with year-to-date information is best for income verification. 
  6. We require combined applicants’ current gross income to be approximately three (3) times the total monthly rent.
  7. We require combined applicants to have good credit and reference history.  Your credit history will be verified by a credit reporting agency.  An application fee of $25.00 must be provided with EACH application.  Make your check payable to Seapoint Properties, Inc.  This application fee covers our cost from our credit service provider.
  8. Upon approval of your application, the security deposit and first month’s rent must be paid in full with a cashier’s check or money order (only).  Personal checks are accepted beginning with the second month of tenancy.
  9. Our occupancy standard is one occupant per bedroom plus one, i.e. two occupants for a one bedroom, four for a two bedroom, etc.

You can mail or deliver your completed Application(s) to Seapoint Properties, Inc., 2108 Garnet Avenue, Suite A, San Diego, CA 92109.  Our office is open Monday thru Friday from 9:00am to 5:00pm.  Faxed Applications will not begin processing until your Application fee is received.  Our fax number is 858/866-5640.
